Saratoga Springs, NY — A new business looking to crop up in Saratoga Springs moved one step closer to construction this month.
A special use permit was granted to Reverie 73 NY for a recreational adult use marijuana dispensary, the first in Saratoga County. The permit allows the business to operate in a new building proposed behind PJ’s BBQ at 1 Kaydeross Ave. W.
The application was initially submitted on Aug. 31, with plans to demolish the current single-family home standing behind the restaurant and replace it with a newly constructed 3,950 square-foot dispensary at the corner of Route 9 and Kaydeross Ave. West. The project also includes an additional 30 parking spaces, for a total of 59 on site.
This property is zoned with a Specialty Mixed Use-Gateway (SG) designation within the city’s Comprehensive Plan, which “allows for a variety of low to moderate intensity uses that focus on maintaining a distinctive entrance to the city,” aiming to “improve the physical appearance and attractiveness of the commercial uses.”
According to the site plans, “the redevelopment of the site will enhance the appearance of this lot with removal of a significant amount of parking along Route 9 and Kaydeross Way and creation of landscaped areas and greenspace in the front facing portions of the parcel.”
The new building will be designed to be aesthetically pleasing and provide visual continuity with the existing structure. The modifications proposed will be consistent with the comprehensive plan’s goals and the gateway guidelines to improve the physical appearance of the site, while keeping the existing, iconic restaurant structure.
The business will prohibit on-site consumption, meaning customers can purchase marijuana products, but not use them there. The application to the city’s planning board likened accessing the proposed business to being “no different than driving to a liquor store.”
The company is proposing to operate between the hours of 8 a.m. and 10 p.m., but said ” a sweet spot” will be found once the location opens.
